Utah's freeze-thaw cycle is one of the harshest in the country for concrete. Here's what's happening and exactly how to prevent it.

Utah's freeze-thaw cycle is one of the harshest in the country for concrete. Here's what's actually happening: water gets into tiny surface cracks, freezes overnight, expands, and forces those cracks wider. By the time spring arrives, what was a hairline crack is now a quarter-inch gap. Repeat that cycle over 10-15 Utah winters and you're looking at a full driveway replacement. The three biggest reasons driveways crack early: 1. No fiber reinforcement in the mix. Plain concrete has low tensile strength — it handles compression well but cracks under tension and shrinkage. Adding polypropylene or steel fibers to the mix dramatically reduces both shrinkage cracking and surface crazing. 2. Wrong joint placement. Control joints are supposed to direct cracking to happen where you want it — at the joint — instead of randomly across the slab. When contractors place joints too far apart or skip them entirely, the concrete cracks wherever it wants to. 3. No sealant. An unsealed driveway absorbs water every rain and snowmelt. A sealed driveway sheds it. The difference in longevity over 10 years is significant. Our ArmorPour process addresses all three on every job. It's not an upgrade — it's just how we pour.

Epoxy vs. Paint: What's Actually on Your Garage Floor?

Most homeowners think they have epoxy — they actually have floor paint. Here's how to tell the difference and what to do about it.

Walk into most garages and you'll see what looks like epoxy but is actually latex floor paint. The difference matters a lot when it comes to durability. Floor paint is water-based, single-component, and sits on top of the concrete. It looks good for 6-18 months and then starts peeling, especially under cars that drip hot oil or coolant. Under Utah's temperature swings — from 100°F in August to below zero in January — latex paint expands and contracts at a different rate than concrete and eventually lets go. Real epoxy is a two-part system: resin and hardener. When mixed and applied correctly, it goes through a chemical curing process that bonds it to the concrete at a molecular level. It doesn't peel. It resists chemicals, oil, hot tire pickup, and abrasion. A properly applied commercial-grade epoxy system should last 10-20 years in a residential garage. How to tell which you have: try to scratch a corner with a key. Paint scratches easily. Epoxy is hard to scratch and feels almost plastic-hard. If your floor is peeling or chipping in sheets, you have paint. We use commercial-grade epoxy and polyurea systems on every coating job — the same products used in industrial warehouses, not the hardware store kits.

Finding a reliable concrete sub in Utah County isn't easy. Here's what to look for before adding one to your roster.

If you manage construction projects in Utah County, you've been burned by at least one concrete sub. It's almost a rite of passage — the crew that doesn't show up on pour day, the flatwork that fails your FF/FL inspection, the sub that goes dark after a dispute. Here's what we'd ask you to look for when adding a concrete sub to your roster: Proof of current insurance. Not a certificate from six months ago — a current one with your company named as additional insured if needed. A defined flatwork process. Ask them how they handle joint spacing on commercial slabs. If they can't answer specifically, they're guessing. References from commercial jobs, not just residential. Warehouse floors and residential driveways are different animals. Make sure they've done what you need. Someone who answers the phone. This sounds basic but it's genuinely rare. We answer, we return calls same day, and we confirm the night before every scheduled pour. We're actively building our commercial sub relationships in Utah County and the Wasatch Front.
